Limbach feels that commissioning is a vital and key component of a successful project and is instrumental in shifting our focus from a “reactive” warranty-driven contractor, to a “proactive” commissioned project contractor.
The delivery of a 100% certified system with all equipment items started and operationally verified, all test and balance reports scrutinized, and all control sequences documented means that your system will produce the designed and desired results. As a certified test and balance contractor and a certified controls contractor, Limbach has the tools to insure system performance.

Commissioning Benefits
For the Owner
All equipment and systems are thoroughly checked to assure optimum performance. Field Installation Verification sheets are included with the closeout documents so that the owner will have documentation that all systems were reviewed. The owner can be assured that when start-up begins all system related equipment will be ready.
For the General Contractor
Limbach Field Installation Verification will make the start-up process go smoother for GC by hiring a competent and thorough HVAC subcontractor. This will increase the CM’s opportunity to procure repeat business with the owner.
For the Engineer
Commissioning of the HVAC system will provide reassurance to the engineers that their systems work as they intended. In addition, it will assist them in identifying deficiencies in their design that were overlooked. As a result, a proper solution can be reached.
For Limbach
Commissioning our installations is a more thorough approach to working out any issues in the systems we install. It also allows us to greatly minimize punch list items resulting in a more efficient closeout of the project. In addition, it gives the owner and Construction Manager a “value added” service that they may not get from other mechanical contractors. Finally, commissioning should greatly reduce the number of “call backs” to the project.
For the Subcontractor
Limbach commissioning will undoubtedly lead to the discovery of deficiencies in the installations of our subcontractors. This gives them an opportunity to address them prior to the CM’s punch list assuring that they will also have a more efficient close to the project.
Our Procedure as it Relates to a Commissioning Agent
Working with our Commissioning Agent will require continuous contact throughout the course of the project. Limbach will be a presence at the commissioning meetings and the applicable tests set up by the Commissioning Agent.
Being proactive with our subcontractors to ensure that all applicable work required for Start-Up is complete before commissioning.
